Astunning lifestyle property with an adjoining cherry orchard near Cromwell offers buyers the opportunity to secure an expansive home that also provides passive income.

17 Mount Pisa Road, Mount Pisa features a cleverly designed five-bedroom home that spans 417 square metres and sits on 7.6857 hectares of freehold land. The property also houses 3777 export-quality cherry trees.

The orchard is managed by 45 South Cherries and all produce is sold through the 45 South packhouse, meaning the new owner can have as much or as little involvement as they like, providing considerable flexibility.

The main area of the home includes spacious open plan living with a feature schist fireplace, three bedrooms and two bathrooms. The master bedroom has a large ensuite and walk-in wardrobe.

There is another separate wing with lockable internal access that has an additional two bedrooms with ensuites and a separate open plan and self-contained kitchen, living and dining unit, and its own internally accessed single-car garage. This offers self-contained accommodation for additional income or is perfect for larger, extended families, particularly with its singlelevel layout.

With beautifully landscaped grounds, including using one of the ponds as a clever water feature, and expansive views of the Pisa mountain range, this is a property that captivates.

It is well positioned to a full range of services and amenities being only 10 minutes from the thriving Cromwell township. Recreational pursuits are on its doorstep, making it suitable for those seeking to enjoy the activities that Central Otago has on offer.

The area is characterised by the lowest levels of rainfall in New Zealand regardless of season. It also has low humidity, a good number of sunshine hours, and consistent weather systems with hot, dry summers and cold, frosty winters.

Colliers rural sales advisers Ruth Hodges and Mike Eyles are marketing the property via negotiation.

The orchard was planted in approximately 2009 and is comprised of Lapin, Staccato, Sweetheart and Celeste cherry varieties, with approximately 7ha in total under canopy consisting of 3777 export-quality trees. This is made up of 882 Lapin, 1347 Sweetheart, 1520 Staccato and 28 Celeste trees.

The orchard is fully covered with bird netting, planted at 4.8m rows with 3m plant spacing.

The harvest timing for the Staccatos is around mid-january through to midfebruary, with the Sweethearts harvested around early January through to late January.

Hodges, director of Colliers Rural & Agribusiness in Otago and Southland, says given the property can be configured in multiple ways, prospective purchasers will have considerable options at their disposal.

“This top-quality home features high stud ceilings and natural wood and has more than enough room for the whole family. It could also be used for short-term accommodation given its strategic layout,” Hodges says.

“There is a three-bay shed with a concrete pad located south of the main home, with one bay converted for seasonal orchard worker accommodation, plus multiple external power supply options for campers, adding another potential income stream.”

Eyles, rural sales adviser at Colliers Queenstown, says 45 South Cherries is one of the biggest cherry packhouses in Central Otago.

“After being formed in 1984, 45 South have established themselves as New Zealand’s largest grower and packer of export cherries,” Eyles says.

“With more than 20 client orchards in their portfolio, 45 South Cherries has considerable export capabilities and produces over 30% of New Zealand’s export cherries servicing markets in China, South-east Asia, the United States and Canada.

“The subject property sits at the foot of Mount Pisa and this popular fruit-growing location has produced an array of stonefruit during the past century and is considered the ideal location for growing cherries.”
