Built in 1981, this home was “meticulous­ly maintained by the original owners. The kitchen and bathrooms were updated and the home was freshly painted. It had minimal wear and tear,” says listing agent Dawna Borg. “The landscapin­g is meticulous and has lots of landscape stone, a beautiful deck and a gazebo.”

The detached five-level brick sidesplit was listed for sale “at a very quiet time in November 2023,” she says. “There were showings and interest but a lot of people were sitting on the fence with concerns about the December rate increase.”

Borg says backsplits are rare in this neighbourh­ood and most of Woodbridge.

“It is unusual to have so much square footage (more than 4,350 square feet) especially in this price range. For some who viewed it, it was a lot of space and maybe too much for them to maintain.”

People could easily move in and enjoy the house as is, she says, but “I expect the new owners will update the parquet flooring and ceramic tiles to modernize and may update the lower two levels or convert it to an income property as the kitchen and separate entrance are already there.”

Borg says she expected the house to sell quickly because five-level backsplits are rare but they “do not seem to be in as high demand as the ones that I have sold throughout Toronto. I think that once someone has lived in a backsplit they really value the design.”

The 71x120-foot lot is in one of the older parts of Woodbridge, the Pine Valley area south of Highway 7 and just north of the 407, she says.

“There are a lot of original owners. A lot of people are renovating and staying where they are. Some neighbouri­ng streets are seeing extensive renovation.”
