Owners Peter and Julie Bolger built the residence as their family home after relocating from Sydney.

“It was the location that initially attracted us,” Mr Bolger said.

“We’d been looking around for a reasonable amount of time and the northeast facing block was perfect.”

Situated within easy reach of Main Beach, Surfers Paradise and Southport, the property was vacant when the Bolgers purchased it in 2003, with a boat shed the only part of the previous home that remained.

The couple opted to incorporat­e that shed into their new home’s design, working with an architect to create an open plan family home with a touch of Gold Coast glamour.

“We had three teenage children and we wanted to build something large, where they could live at home and study for the foreseeabl­e future,” Mr Bolger said.

Entered via a grand foyer with double staircase, the home spans two levels, and has been extensivel­y updated in the years since its initial constructi­on.

“It’s had two renovation­s, with the first one 11 years ago when we really weatherpro­ofed the exterior of the house adding things like exterior shutters and aluminium cladding under the eaves,” Mr Bolger said.

“Then three years ago we did a complete interior renovation where we removed columns and put in beams to make it even more open.”

The result is a light, bright contempora­ry home that maximises every aspect of its exclusive location.

“In summer you get the breeze, in winter you get the sun, and it’s a great outlook day and night whether you’re looking out over the water or at the lights of the Gold Coast,” Mr Bolger said.

With a focus on indoor and outdoor living, the property is ideal for entertaini­ng, and Mr Bolger said it had accommodat­ed countless family events over the years.

“We have a reasonably large extended family of about 40-50 members and the house handles that really well,” he said.

“I also love the outdoor areas and spend a lot of time on the back balcony, relaxing or even working out there, or by the fireplace, watching the football.”

A boat pontoon completes the waterfront lifestyle, while the boat shed with ramp is a rare and sought-after asset.

“There are very few places now where you can build a boathouse and properties with existing boat sheds are in short supply,” Mr Bolger said.

The home also features state-of-the-art automation, with everything from security to lighting, temperatur­e and curtains controlled via the push of a button.

“You can control the house from anywhere in the world when you’re not there, which is fabulous,” Mr Bolger said.

But with Mr and Mrs Bolger now spending more time in Brisbane, the couple has made the tough decision to sell their slice of paradise.

“We love the coast, but just find ourselves spending more time in Brisbane,” Mr Bolger said.

“Really, it’s been the perfect Queensland home, in a perfect location on the Gold Coast.”

The property is listed with Mitch Palmer of Ray White Broadbeach Waters and goes to auction on July 19.
